Thinking about buying a home in Jacksonville, Florida?
Whether you're relocating to Jacksonville, buying your first home, moving across town, or looking for your next investment property, there are a few things I believe every buyer should know before making a move.
I'm Markale Graham, a Jacksonville Realtor, and one thing I tell my clients all the time is this:
Finding a beautiful house is the easy part. Finding the RIGHT house, in the RIGHT location, with numbers that make sense for you—that's where having the right plan matters.
Here are seven things I would want you to know before buying a home in Jacksonville.
1. Jacksonville Is BIG—Location Matters
Jacksonville isn't a city where you should choose a home based on pictures alone.
We have communities throughout the Westside, Northside, Southside, Arlington, Mandarin, Riverside, San Marco, the Beaches, and many other areas. Jacksonville's official tourism site highlights just how diverse the city's neighborhoods are, from riverfront communities to beach areas and historic districts.
A house may look perfect online, but you also need to think about where you work, how far you're willing to drive, where you spend most of your time, and what you want around you.
That's why I like to learn about my buyers before we start touring homes.
We're not just searching for a house. We're searching for a home that fits your life.
2. Know Your Numbers Before Falling in Love With a House
Before we start seriously looking at homes, I want my buyers to understand what they're comfortable spending each month.
Notice I said comfortable spending, not simply what you can get approved for.
Those can be two completely different numbers.
Your monthly housing costs can involve more than principal and interest. Depending on the property and financing, you may also need to consider property taxes, homeowners insurance, mortgage insurance, HOA or CDD fees, and potentially flood insurance.
I'd rather have that conversation in the beginning than have you fall in love with a home and realize later that the payment doesn't fit your budget.
3. Don't Forget About Property Taxes
Property taxes are something buyers need to pay attention to when comparing homes.
Don't automatically assume that the taxes the current owner pays will be exactly what you'll pay after purchasing the property. The Duval County Property Appraiser maintains property records, tax-roll information and proposed property-tax notices.
Florida homeowners who meet the requirements may also qualify for a homestead exemption. In Duval County, the property generally must be your permanent residence as of January 1, and the regular filing deadline is March 1 for the year you're seeking the exemption.
These are conversations I encourage buyers to have with the appropriate professionals before closing so they understand the bigger financial picture.
4. Check the Flood Zone
This one is especially important in Florida.
Jacksonville can experience coastal, inland and river flooding, so flood risk can vary considerably from one property to another.
For example, Jacksonville identifies several FEMA flood-zone designations. Some Special Flood Hazard Areas, including AE and A zones, carry mandatory flood-insurance requirements, while an X-zone designation generally falls outside the Special Flood Hazard Area. But being outside a designated high-risk area doesn't mean a property can never flood.
That's why I tell buyers:

5. Don't Skip the Home Inspection
A home can look beautiful during a showing and still have things going on that you can't see.
The roof, HVAC system, plumbing, electrical system, foundation, appliances and other components can potentially become expensive issues.
That's why your inspection period is so important.
My job as your Realtor isn't to perform the inspection—that's what licensed inspectors are for—but I can help you understand the real-estate side of the process and what options may be available based on your contract.
Pretty countertops don't tell you what's happening behind the walls.
6. The First House May Not Be THE House
This is something I want buyers to remember.
Sometimes we tour three houses.
Sometimes we tour ten.
Sometimes we walk into the first house and immediately know.
Every buyer's journey is different.
Don't become discouraged because you haven't found the right property yet. I would rather keep looking than have you buy something simply because you're tired of searching.
When one of my clients tells me, "Markale, this just doesn't feel like the one," that's okay.
We keep moving.
7. Your Realtor Should Be Working, Not Just Opening Doors
Opening the door to a property is only one small part of what I do.
I communicate with listing agents. I ask questions. I help prepare offers. I negotiate. I follow up. I keep track of deadlines. I work with the lender and other professionals involved in the transaction.
And most importantly, I advocate for my client.
